Schedule of eDealings

In NSW there are many types of dealings which can be registered, which currently only exist in paper. New functionality is continually being developed over time between NSW Land Registry Services (NSW LRS) and Electronic Lodgment Network Operators (ELNOs) to allow electronic lodgment of dealings that previously could not be lodged electronically.

The majority of the documents which aren’t currently available electronically will be made available as a ‘residual document’. A typical residual document is a structured document so that the data elements can form the information which will be recorded on the Register. The residual documents will be made available over time in batches, starting in September 2020. As soon as each dealing is available, this page will be updated.

Below are tables that show mainstream dealings mandated to be lodged electronically, other dealings available electronically and a forward schedule for the release of residual documents as electronic dealings. Some of the paper dealings in the list of residual documents will be converted into multiple electronic dealings for convenience and to reflect technical functionality in the NSW LRS and ELNO systems.

Dealings made available electronically will not be ‘Required Dealings’ under Conveyancing Rule 8.8 (CR 8.8) until such time as the Registrar General specifically declares those dealings to be ‘Required Dealings’. If and when this occurs, the tables below will be updated with a Required Dealing notice date. This will then trigger the 90 days’ notice period required under CR 8.8. Where dealings are declared as ‘Required Dealings’ and the 90 days’ notice period has lapsed, CR 8.8 requires that those dealings be lodged electronically using an ELNO.

From 1 July 2019, mainstream dealings, whether standalone or in combination, which are eligible to be lodged electronically must be lodged electronically using an ELN, except where they are accompanied by any other dealing.
